Why a Gold Coast specialist

Three things every Gold Coast termite inspection should get right.

Coptotermes acinaciformis is dominant — and most aggressive.

Australia has 350+ termite species. Three are economically destructive. On the Gold Coast, the dominant species (~80% of active infestations) is Coptotermes acinaciformis — the most destructive species on the continent. It builds large central colonies (often inside a tree trunk or a buried wood source) and sends foraging tunnels up to 100m through soil to hit timber. Colonies grow to a million termites inside 5–7 years. The key inspection skill is reading the moisture-meter for sub-floor mud-tunnels, scanning perimeter wood + landscape timbers, and identifying the colony location before treating. We use thermal-imaging for stud-wall scans when an active colony is suspected.

Canal estates + sub-floor moisture = perfect storm.

Hope Island, Sanctuary Cove, Sovereign Islands and other canal estates have elevated water tables (1.2–2m below ground) and ambient humidity that keeps sub-floor crawl-spaces wet year-round. That’s Coptotermes paradise — moist soil for the foraging tunnels, soft timbers from chronic moisture exposure, and rare inspection access from busy waterfront owners. About 25% of our canal-estate inspections find active or recently-active termite evidence. Annual inspection is non-negotiable on these properties; many clients move to 6-monthly.

Chemical barriers expire — check when yours was last renewed.

Pre-1995 chemical-barrier treatments used organochlorines (chlordane, dieldrin) which last 40+ years but are now banned. Post-1995 treatments used permethrin or bifenthrin (10–15 year life). Modern non-repellent chemicals (Termidor SC, Premise 200SC) last 8–10 years. A 1995 permethrin barrier is now 30 years old — expired. A 2015 Termidor treatment is in its last year. Look at the Termite Treatment Certificate installed under the meter box — if there isn’t one, the property has been unprotected for some time. We can confirm at inspection and quote renewal.
